Producing local 'lifestyle' magazines featuring high profile cover star celebrity interviews, home design features and property market news is a 'guerrilla marketing' idea which keeps promotional print materials around the home for much longer than a traditional leaflet or flyer campaign. Along with online opportunities as a web 'page turner' publication it's a great way to expand your brand beyond the competition.

Focusing on winning free editorial coverage for properties in national newspapers (avoiding large outlays on advertising costs) is another of my marketing strategy initiatives that has proven to be extremely successful. I have placed free editorial national coverage in the Sunday Times, The Guardian and The Daily Mail worth in excess of a quarter of a million pounds in terms of like for like advertorial expenditure, giving regional agencies national exposure.

Social marketing

Social media has revolutionised marketing across the board. For estate agents it is no exaggeration to say that being active on one or more platforms is now as important as having a well curated presence on the main property portals.

The clue to using Twitter, Facebook, Instagram or any other social platform is in the name - it needs to be actively engaging and regualrly updated. Most estate agents would think of themselves as a 'people person', so the idea of using this type of marketing is easy to understand - it's just that often your time can be put to better use than updating a social profile.

Of course there's more to it - correct use of SEO and CTA techniques can drive online traffic to where you want it to go and put your brand and your properties in front of people that you otherwise might not reach.
